In December 2015, Regent acquired from Texas Instruments its former campus which totals nearly one million square feet across four office buildings (plus a fitness center) on an 84-acre site positioned prominently at Legacy Drive and Central Expressway in Plano. Regent is transforming Legacy Central into a sophisticated corporate office campus that is modern, collaborative, highly amenitized, and pedestrian friendly, with an indoor-outdoor focus. The project can accommodate users from 50,000 square feet to upwards of 1,000,000 square feet, offering a range of configurations in the existing buildings as well as build-to-suit opportunities for new, mid-rise buildings. Existing floorplates are 100,000-200,000 square feet, ceiling heights are 14 feet to the deck, and parking is plentiful with ratios in the 5+ per thousand range.

Regent is in the process of investing more than $100 million in common area capex to transform the site into a cutting edge, first class creative office campus – improvements include best in class 25K sf fitness center, a 15K sf conference facility which can accommodate up to 300 people, a food hall with seating up to 400 guests, outdoor common area amenities, building facades and new lobbies, and US-75 fronting pylon signage. Legacy Central’s inviting green space, replete with jogging trails and outdoor meeting spaces, leads to collaborative offices featuring bright, open designs, modern amenities and flexible parking options. The project provides a ready-made multi-tenant environment ideally suited for attracting and retaining top talent.

Phase I (400K sf of office space, fitness center, conference facility and outdoor areas) is delivering Spring 2018 with Samsung Electronics America agreeing to lease over 200K sf and bringing over 1,200 employees to the campus. Phase II will be delivering Winter 2018 and will include the Grove (outdoor park), the food hall, the remaining 500K+ sf of office space and many outdoor meeting and gathering areas. Finally, there will be hundreds of multi family units, retail establishments and a hotel opening in the coming months as well.
