Forum at Carlsbad is located in Carlsbad, California and was purchased in December 2013. The project consists of a 2007 constructed Class A two-story office building totaling over 75,000 square feet. At acquisition, the project was 63% leased. The property was acquired from an off market transaction. The property boasts large functional floor plates conducive to meeting the needs of larger tenants in the market, or if necessary being broken up to accommodate smaller tenants.
Regent made targeted upgrades to the lobbies, exterior and landscaping of the building. Additionally, Regent added a modern outdoor patio. Regent aggressively marketed the project to new tenants and provided a first class level of service to all its tenants. Regent not only leased up the property from 63% to 88% but also renewed the largest tenant (50% of the project) for a 10 yr extension. The project was sold at the end of 2015.
